Alliance Residential is one of the largest rental residential real estate developers in the U.S., with active developments and residential communities in 39 markets across 16 states. Like any major real estate developer, Alliance found the process of purchasing high volumes of building materials to be a logistical challenge that often proved both time-consuming and costly. With this backdrop, Alliance turned to Crowdbotics for help building an app that stakeholders could use to quickly and seamlessly purchase the materials they need at pre-negotiated prices discounted for volume.
Before choosing Crowdbotics, Alliance vetted several off-the-shelf software solutions but found that none met the specific needs of the construction industry. The company also explored a handful of software development consultants but ultimately chose Crowdbotics for a variety of reasons, including the fact that Crowdbotics’ use of CodeOps — expedited software development using reusable, internally-owned code — could deliver a product it needed at a fraction of the cost.
“I’m in the business of buying things, so if I can get a quality product at a good price, that’s very attractive,” said Mike Brooks, Alliance Residential’s vice president of procurement.
Now, Alliance Residential has a fully functional app built with complete code that the company owns, allowing users to browse materials such as appliances, floor coverings, windows, cabinets and fixtures at prices negotiated upfront by Brooks and his team. These users (project managers, estimators, subcontractors, architects and real estate developers) can then quickly make purchases without slowing down the construction and development process.

Procuring materials for real estate development projects on a case-by-case process can take weeks. With pricing negotiations handled upfront, Alliance Residential’s new app enables stakeholders to perform the same task in a matter of minutes. The company projects that it will generate roughly $70 million in sales through the app in its first year, and it plans to upgrade it with additional features throughout 2024, such as electronic data interchange (EDI) functionality with the vendors, and the ability for subcontractors to submit labor estimates along with asset purchases.
“The upfront negotiation process with vendors is what saves money, but we couldn’t manage it quickly without the app,” said Brooks. “It’s all about efficiency — real estate developers care about time and money, and this saves us both.”
